Do you agree with this proposal to reduce land price --- allow one person to have only one home?
.
If you disagree, please give reasons
.
I will write 3-4 days later whether I agree or not, and why or why not.

My answer ---
.
A person has to be allowed to own huge land to run offices, businesses and factories. So industry etc will be ruined if a limit on TOTAL land ownership is imposed. So only limit one can impose is on residential land. IOW, most a govt can do is -- impose a limit of say 1000 sqft of residential land and non-residential land such as land for offices, businesses, hotels, factories etc will have to allowed with no limits.
.
So those who want 2 or more houses or large houses, for luxury or renting, will just start labeling their houses as businesses or offices or factories. and if officers are asked to verify by field visit, then we are giving open invitation to corruption.
.
IOW, proposal that "restrict a limit of 1000 sqft on ALL types of land" will break industries. And "allow people to own unlimited commercial / industrial land but restrict residential land ownership to 1000 sqft" isnt viable. So limit on land doesnt seem as viable to see. Rest, I can say after I see the draft.
.
Also, the land price is NOT high due to real shortage but due to hoarding and Ministers' decision not to make roads etc in new areas. eg How much land is used in in India for all purposes such as (a) residential (b) commercial -- warehouses, factories (c) offices (d) roads (e) railways (f) Govt buildings --- i.e. all purposes except agricultural, forest, wasteland, water bodies? Only 2.7% !!! IOW, only 2.7% land is being used for all human activities except agriculture !! And this includes urban land which is NOT used !!! The shortage of land in ALL cities (including Mumbai !!!) is due to poor land laws which promote hoarding, and Ministers' decisions not to extend the city limits and add UNIFORM road structure.
.
So wealth tax is better way to reduce land prices. Restriction on land ownership is not possible. It may be possible in agricultural land, but not for urban needs
