How much land we need to house all in Mumbai\Delhi\India? 15% , 5% and 1% only !!! And how wealth tax and MRCM will reduce slum problems to near zero in just one year !!!
Lets take the densest area Greater Mumbai . Mumbai has some 5-6 zones, of which Greater Mumbai is the densest with population density of 20000 per sqkm. Pls grab calculator or excel, and start google to verify the calculations\data I am giving
Lets say we decide to give living space of 200 sqft per person = 10000 sqft per family of five members. It will NOT be free at all. They will all buy with their own money. Now how much land do we need? And does mumbai has that much land?
Lets take FSI of 3.
Now population of Greater Mumbai = say 1.3 crore
so sqft construction housing area we need = 1.3 crore * 200 sqft/person = 260 crore sqft = approx 26 crore sq-meter
Floor space index = 3
So land we need = 26/3 = 8.67 crore sq meters
Land area of Mumbai = 603 sqkm = 60.3 crore sq-meters
So 8.67/60.3 = below 15%
So 15% land is enough to solve housing problem of ALL persons living in densest area in India !!
If one does same calculations for Delhi etc, he may find than 5% of land with FSI of 3 is enough to provide housing to all. And for India, 1% of land is sufficient.
So why is land so expensive even for someone who wants mere 200 sqft per person or mere 1000 sqft per family of five? Thats ONLY because of land hoarding ONLY. Solution? Pls see chap-25, and chap-5 of rahulmehta . com/301.htm . Wealth tax of 1% will bring down the land prices to a point that even a laborer earning mere Rs 10000 per month will be able to buy land\flat on his own with his own savings. Further, as land pries reduces, more businesses will come which will increase employment and increase salaries. And MRCM will give some income to every common in India.
The whole idea of Govt providing low cost housing is non-sense. Because such houses are of extremely poor quality, and the societies run into maintenance problems for lifts and water. The plumbing, electricity etc is of worst quality. Instead, its best that Govt makes laws which ensure that land hoardoing doesnt happen. Govt should make some laws to reduce water wastages, lift usage etc And water and lift should be metered !!!
I will write more detailed status later, explaining whole economics to show that that
1. Only 1% of land in India is sufficient to provide 200 sqft per person or 1000 sqft per family of five , with FSI of 2
2. In cities like Delhi, 5% of land is sufficient to provide such flat to all, and even in densenet city like mumbai , 15% of land is enough
3. The prices are HIGH only due to hoarding
4. wealth tax of 1% is sufficient to reduce hoarding

SOLUTION : Pls order your MP via SMS to impose wealth tax of 1% on land above 250 sqft per person and 500 sqft of construction area per person.
