UK has 11.7% of its total land as urban land. We have only 2.65% to 4% of our land as usable of urban purposes. IOW, Govt of India and Govt of States did NOT give permission to do urban use on plots around cities and thats why urban land prices remained high, industries did not grow and we are behind UK in industry. Solution : (1) we should order MPs and MLAs via SMS to issue permission for urban use to 90000 sqkm around existing Indian cities , pro-rated by existing land area of every Indian city, and (2) impose wealth tax of 1% of value per year on urban land above 250 sqft per person , so that that urban land doesnt stay unused.
Pls google on land use UK . This is the first link I got.
google. co . in /url?sa=t&rct=j&q=&esrc=s&source=web&cd=6&ved=0CDIQFjAF&url=http%3A%2F%2Fwww.ons.gov.uk%2Fons%2Fguide-method%2Fuser-guidance%2Fwell-being%2Fpublications%2Fland-use-in-the-uk.pdf&ei=n6L1UuyaJ4uyrgeZnIHoCw&usg=AFQjCNEX3J_lteBlLKf3A6FvARwtHqX3sg&bvm=bv.60983673,d.bmk&cad=rja
page-5 shows that UK Govt has approved 2,748,000 hectares = 27480 sqkm of its land for urban use. Uk's total land area is 23,429,000 hectares = 2,34,290 sqkm. So 11.7% of total land has been approved for urban use by UK Govt.
Whereas Govt of India and State Govt has approved only about 90,000 sqkm for urban use !! i.e. India with population almost 20 to 25 times has only 3 times more land approved by Govt of India for urban use !! No wonder we lag behind in industries and housing is so poor in India.
Solution I propose is that we should voters should MLAs via SMS to issue urban use permission for 90000 sqkm around cities , pro-rated by existing land cities have (except Mumbai which has no land around it to expand). This will add urban land necessary for industry etc. and wealth tax of 1% on value of land per year, above 250 sqft per person, should be put so that that land doesnt remain idle. This will reduce the land price and industries and so industries will grow in India.
