Say we want to give 300 sqft of living floor space to every person (person, not just family) in Delhi, and give every person 600 ft of office/factory space. To that, add 500 sqft of public road, public gardens, footpaths. With FSI = 2.5, we will still have full 20% of land of Delhi VACANT !!! So why are land prices in delhi so high? And whats the solution
Pls see wikipedia page of Delhi for area and population
Pls open your excel
1 km = 1000 meters
so 1 sqkm = 1000 meters * 1000 meters = 10 lakh sqft
and 1 sqm = 10 sqft
so 1 sqkm = 100 lakh sqft = 1 crore sqft
Now delhi area = 1484 sqkm = 1480 crore sqft
Population = 1.25 crore
So land per head = 1200 sqft/head approx
Now say we use half the delhi i.e. 600 sqft of land (land, not construction area) for public use like public roads, public parking footpath, public garden etc. (as such, 35% is more than enough)
Lets say we need 1200 sqft flat for family of 4 i.e. 300 sqft of construction area per person. Say we need 600 sqft area as offices/factories. (we dont do any farming in dehli. so agricultural land needed is zero )
So we need 900 sqft of construction area per person
Pls google on floor space index i.e. FSI
Say FSI is kept as 2.5. Then we need land of about 900 sqft / 2.5 = 360 sqft of land per person.
Then also, we will have
Vacant = total - public use - house/office
= 1200 sqft per person - 600 sqft per person - 360 sqft per person
= 240 sqft vacant = 20% of land vacant
This is over and above 50% left for all public use including gardens etc

And for that matter, every Delhite doesnt have 300 sqft of living space and 600 sqft of office space. My point is : even in crowded place like Delhi, we have more than enough land
Then also, we have "shortage" of land in delhi, and prices are crossing Rs 2 lakh per meter in run down areas. Why such shortage and resulting price rise?
As I have mentioned several times, that the land is in "shortage" because of hoarding, govt not allowing NA conversion to keep rates high and wasteful use by private as well as govt (eg govt gives bulgalows to every Minister, 2 bit IAS , 2 bit judge etc, which is huge waste of land. another example is JNU, which is total waste of land).
Solution? How to reduce this hoarding and wastage?
The solution I propose is that we activists should request all 80 crore voters to order MPs to print MRCM and Wealth Tax draft in Gazette. With MRCM, the Govt\private bodies which are wasting away Govt plots will come under scanner and will be forced to release excess lands. And with WT , the owners will run to rent out or sell the plots, and empty flats. And so, prices and rents will reduce.
In addition, we activists should request 80 crore voters of India to order MPs via SMS to declare all plots in city limits as non-agricultural so that no NA permission is needed.
All this will economically force land/flat owners to sell/rent plots/flats and thus land prices will fall.
