What % of Indian land is needed for houses, offices, factories, schools etc? i.e. all needs except food, agriculture, forest and mining? Less than 5% of total land in India !! Then why are land prices in cities so high? Only because of lack of wealth tax on land !! So please order your MPs via impose wealth tax of 1% of over 250 sqft per person urban land and reduce VAT Service tax by that amount.
India's area is 32,00,000 sqkm .
3% of land = 1 lakh sqkm
1 sqkm = 1000 meters * 1000 meters = 10 lakh sq meters = 100 lakh sqft = 1 crore sqft
100 sqkm = 100 crore sqft
1 lakh sqkm = 1000*100 sqlm = 1000 * 100 crore sqft
Now lets take India's population as 100 crore. So with 3% of total Indian land, we can give 1000 sqft of land to each person !! And with floor space index of 3.0, that means construction area of 3000 sqft.
IOW, just 3% to 5% , or at most 10% of land in India is more than enough to provide "sufficient" houses, offices, factories, roads, gardens, schools, roads etc i.e. everything except agriculture, mining, forests. Then why is land prices so high?
Because Govt has given non-agricultural permission only to some 3% land in India. And even that is enough, but in that, there is excessive hoarding. If wealth tax of 1% on urban land above 250sqft per person is imposed, then hoarders will be economically pressurized to sell/rent their plots and so prices of urban land will fall to almost 1/10th of what is now !!
Solution
